Important update on our application to Newham Council
Through a series of productive workshops with stakeholders, and working with leading designers, the proposal has continued to evolve. We are pleased to have submitted an updated proposal to the council. We have worked hard to create a distinctive place where people can relax, connect with the water, and enjoy new activities and amenities. The revised scheme places a stronger emphasis on public realm, with additional pontoons, boardwalks and enhanced landscaping designed to maximise public access and enjoyment of the waterfront.
At the heart of our plan is a lagoon with floating islands to enhance biodiversity and create an active water space. It will support introductory kayaking and controlled swimming, alongside a seasonal splash zone for children, and provide space for recreation, with plans for radio boats and temporary floating art.
Royal Docks Waterways (formerly RoDMA) have recently announced plans for a wellness pier with a lido; in coordination with their vision, we have therefore removed this element from our proposal to avoid duplication. The proposed location of the vessel itself has been repositioned to allow space for Royal Docks Waterways’ broader vision for the dock, including a floating park, wellness centre and residential moorings. We have also taken this opportunity to review our architectural approach to create a more explicit marine language ,to integrate with its setting and enhance the accessible ground floor experience.
Most importantly, the scheme will still deliver much-needed jobs and training opportunities for the people of Newham, generate business rates which help to fund local services, and provide infrastructure to help unlock regeneration of the dock.

The proposal for the Good Community Vessel would secure a range of planning benefits, including:

A 233-room hotel Vessel (up from 225) with water-based facilities designed to support the wider regeneration of Royal Victoria Dock, in line with London Plan Policy SI16.

Creation of 80–100 full-time equivalent jobs across hospitality, administration, and support roles, with an estimated GVA impact of £3.5–4.4 million per year.

Expansion of the Good Training Programme to support 80–100 local trainees annually, generating an estimated £980,000 in social value each year (in addition to the 60 training places currently delivered at Good Hotel London).

New accessible waterfront public realm, including pontoons with seating and planting, wide boardwalks and floating islands adding biodiversity.

Inclusive community-focused water amenities, including a kiosk/ cafe with kayak hire, independent clubhouse facilities for the open-water swim club—enhancing the dock’s social and recreational use.

Public-facing facilities within the vessel and outdoors, including new food & beverage and meeting spaces and a sundeck.

Dedicated funding and management structures to ensure safe and ongoing maintenance and high environmental and operational standards for upkeep of the facilities and the dock.

A sustainable design targeting BREEAM Excellent, water-sourced heat pump technology, and photovoltaic panels. The proposal is car-free, promoting walking, cycling, and public transport

We are unveiling our future plans for a sustainable and purpose-built hotel vessel alongside an enhanced programme of community initiatives. We’ll be hosting a drop-in exhibition event, where you can learn more about our plans for the future, speak to members of the project team, and share your thoughts.
We want to hear from all stakeholders on our emerging proposals for the project. All your feedback will be carefully considered by the project team before an application is finalised and submitted to Newham Council.
